My sister just got her first home. 200k for a 3 bedroom 2 bath. Less than 2k square foot. We paid for our house as we built it and have 100k in it. We did it all ourselves. It appraises for over $200k. I hate house payments and hunting and everything. 😂😂😂

@proudmommyoftwo_, yeah it’s crazy expensive around here. What’s still kind of decent are the prices for renting apartments. Most places are about $2,000 a month but some are still under that price for 1,000 something a month.

But for real. Get that credit up! The higher it is the better your rates will be. 620 is the minimum goal. I know to refinance here they won’t even touch it without a 720.
When you do buy a home get acquainted with the terms pre approved and pre qualified. Pre approved is the route to take. Because you won’t set yourself up for disappointments when you don’t get approved after finding the home you fall in love with.
Also ask your finance manager to check on first time home buyer grants that you qualify for. Might have to get an FHA loan to get the grant but hey! That’s free money towards your home. We got a 10k one and didn’t have to put anything down and it covered the agents costs!
When buying a home always get a home inspection. Make sure the sewer line gets cameraed in a older home. Make sure there are no breaks in that line. Because that’s a hefty bill for homeowners. (10k-20k easy to repair a sewer main) make sure the HVAC is properly inspected. Don’t get a system that is 25-30+ years old. That’s about breakdown and replacing time! Full HVAC systems are 7k-10k depending on size your home needs. Bigger homes need bigger equipment, more money.
Make sure the water heater and piping is inspected. Old homes with cast iron pipes, hard water build up sounds like a broken water lines and backed up drains. Just make sure they are in good condition.
Finding a good home inspector is key. Someone who really loves doing what they do. Getting referrals from real estate agents would be a good start. Word of mouth is always the best way to find a company you can trust.

Homes are crazy expensive right now. In our area everything is going thousands of dollars over asking price. Everyone is buying interest rates are low and I've heard will likely stay around the 2% until at least the end of the year.
The house right next to me has a tiny lot, no central heat or ac and it's not more then 16000 sq ft. It was sold 2 years ago for 110000 they are putting it on the market for 190000 and I bet they get it. Making my husband and I strongly consider putting our house on the market in hopes to build in a year or two.

Depends where you live and what your looking for in my area there is homes for 120,000 but they aren’t the best looking and not in the best area , but for about 210,000 I found a beautiful 4bd 3 baths , 2 car garage and finished basement. We’re working on our credit and hopefully we can find something similar when we are ready 😭

We built our 3 bed 2 bath home for $165,000 & that was with my hubs & buddies doing ALOT of the ground work...but it appraised for $257,000. Idk where you can find a $120,000 home that’s more than 1bed 1bath. Lol But agree with the rent thing. I paid rent for about a year before my hubs & I moved in together & that stuff was for the birds. It’s like just throwing your money away & not gaining any ground. It’s hard out there, sis! You’ve got this though!!

Rent is insane, it's no wonder people have such struggles. We definitely need to be teaching classes in middle school and high school about taxes, how to use credit cards, interest, investing. Something people can use!

So at work we have a drink thief. Any time we put a drink in the fridge it disappears. I swear I know who it is. So far he's taken drinks from everyone that works in the office, we even put a sign to not take anything you didn't pay for and wrote our names on the drinks. The person I think is taking them works out of the office so we never get to see who is drinking them.

So today I went in for my routine bloodwork and ultrasound, and found out that I have three follicles at 17mm! Plus another two at 15mm. When leaving the clinic my FS said to take another dose of gonal-f and come back tomorrow to check to see how big they got and that we would do the iui on Wednesday. Well, after getting home, taking my gonal-f and going out to shovel snow (lol) I get a call saying that I am SURGING!!! I haven't ovulated on my own, or even come close to it in years...
