We are under contract for a house, our first home, it was perfect for what we need, and we had plenty of time to get it ready for Parker to be here. Well, the appraisal came through, and the house is valued at $6500 less than we were going to buy it for. No lender will lend for more than the value of the home, so the seller would have to come down in price, but he can't afford to pay closing costs if he comes down in price. We needed the closing costs covered to afford the house. This pregnant lady can't handle this stress! Our only hope is that the lender will include closing costs in our loan somehow... beyond stressed.
