She still haven't called me back. I think she knows how I feel because I only call people when I have a lot to say. I'm going to try again tomorrow. She was expecting disability and told me she would start paying me something when it came. She got denied. We never came up with a formal rent agreement, but she definitely wasn't supposed to be here that long.

I'd research rent in your area X months lived + internet X months used + utilities (split down the middle) X months used + storage facility fee X months used = Total Bill.

Download a beautiful invoice off of Microsoft and fill it all in with a due date and "FIRST NOTICE" at the top. Print it off and mail it to her Certified, Return Receipt (so you KNOW she received it).

And then wait for my check or her phone call, while I use her air mattress as my new sex-bed.

Did you guys establish a rent/utility fee before she moved in, or was she under the impression that she was able to stay there, for free, while she figured stuff out? I wouldn't put a dollar amount on her if the agreement was that she didn't have to pay anything. Or if pay was never even discussed. But I would reply with something like, "really? You're going to make ME pay YOU *twice* the original amount of money for an air mattress after I paid for you to live in my house, eat my food, and use my utilities? After I paid for the Internet for the sole reason of you getting your school work done? YOU'RE going to charge ME?" And then I would give her a time limit to get her things and that if she doesn't oblige, her things would either become my things, or they'd see their way to the garbage.

This made me angry for you. It's all already been said but just wow, never help her out again.

I honestly would have gotten rid of her stuff by now. Especially since she's left it at your place for so long. Apparently she doesn't need it in any hurry. I'd give her a weeks notice to get her crap out. If she doesn't, sell it or donate it. Keep the text messages as proof that you gave her notice in case she tries to be sly about anything.

Look into your state laws because after a x amount of time, her things are considered abandoned and yours.

" oh I'm sorry I forgot I owed you $60, but is seems that you have forgotten the money you owe me. You owe me all the internet bills that I paid while I was out of town so you could study. You also owe me your share of utilities and rent. I would also like to remind you that your crap has been at my house for months, if you would like to collect your crap please pay my the money you owe minus the $60 I owe you. If you do not pay the money you owe I will keep your crap as collateral. From today you have 3 months to cough up the cash or I will sell your crap and be sending you the bill for the money you owe. Please have a lovely day, wish to see you and the money you owe me soon."

Be nice and set the boundaries. As long as you give her notice for sell her crap then she can't complain. Add a date you will start selling crap so there is no disputing it. Also add the dollar amount in total then the amount owed after the $60 deducted.

Give her a time table. If she doesn't pick up her stuff by the died line then have a garage sale and keep the money. Make sure to keep all text with it and that she has to come pick it up no one else.
