I’m just praying I can find a 4+ bedroom in a good neighborhood, in a decent school district. PLUS not an open floor plan. 😣😅

My brother in law commutes from Tracy to Pleasanton, and he said it wasn’t that bad. BUT, we are all from SoCal. So I’m thinking maybe we’re conditioned to not understand what “bad traffic” actually is.
Our only issue is we need to buy and buy fast. Like. Fast fast.
We might end up renting, and then buying some thing that’s being built… I’ll definitely check out that location! Thank you!!
Yay!!!! We are also looking to buy either in Tracy or Manteca. Call me. I have a good realtor. She helped us get my moms house, my house and at least 10 other friends and relatives. I have known her for over 20 years.

I used to live 45 minutes from Tracy. Now I’m about an hour away. I don’t have a realtor to send your way but I will put my feelers out there. I’ll also ask my GF who is a school psychologist what she’s heard about the districts out that way.
While Tracy is outside of the Bay Area, it’s a commuter town. Most people who live out there are commuters into the Bay Area. The commute is bananas, altamont pass is heavy by 5:30am and coming back it starts to be heavy at 2:30pm. I seriously leave the Bay by 2:30 or I have to wait until after 7:30pm so it’s not a 3 hour drive. Please get Hubby a fast trak flex in case he needs to pay to use the express lane to be on time. I still keep mine for when I drive out there. Homes aren’t nearly as cheap as they used to be which is why I chose Elk Grove/Sacramento instead, plus I’m in a top rated school district. Think $400k or higher. The competition is FIERCE. My in-laws just sold their house in Hayward for $110k over asking price and they keep getting outbid on houses out here.
Side note....I love that Cheesecake Factory and mall. That Nordstrom is SO MOM FRIENDLY !
Thank you!! It’s definitely pricy! In Tracy we’re looking at $500-$600k easily. I know this sounds terrible, but with Covid, I’m hoping that it will be a little easier to buy. :/
Most of the ratings for the schools are anywhere between 3/10 to 7 out of 10.
I’m just hoping that, like you said, the commute from Tracy to Pleasanton isn’t insane.
We used to live in Garden Grove, California, and would commute to Newport Beach for work. Omg. Legit 35/40 mins there and TWO SOLID HOURS HOME. It was bonkers and he (rightfully) doesn’t want to do that again.
I was looking at Manteca but I’m thinking that’s much too far.
We lived in Roseville for 3 years and loved it. I wish we could head back there, but beggars can’t be choosers. At least we’d be leaving Reno 🤮😂
@jennatess, new builds you’re more likely to buy easier. It’s these older homes that don’t stay on the market. My in laws have bid on 9 houses and keep getting outbid and they have a HUGE down payment!!! It’s competitive which is very surprising! Check out Mountain House too

Transgender children
So I just learned that in my kids school district (my kids aren't in school yet my oldest will be starting kindergarten next September) there are twin boys who identify as girls. They are 5 years old. What's your opinions on this matter given they are 5!!! I don't believe that at that age they really understand the whole thing. So the entire school had to take a course on how to handle transgender children. For example they can't say girls go this or boys do that. What are...
