Any military moms on here?

My husband and I are looking into purchasing our own house. He’s been in the military for 7 years and I know that he needs to be in 8 for a VA loan.

My question is! Is it best to wait for the va loan or do cities have better loans for first time buyers?

@2sweetie, @amouryaya09, I was reading that VA loans only cover up to 415k. None of the houses are that about in California. I’m looking to purchase something on the outskirts of la. Around the azusa-Covina area. I’ve seen some nice 3 bed 2 bath for around 450k which is a fair price considering they were fully remodeled and up to date. We have so the pre approval, but I was just trying to figure out if the va loan was worth waiting. Unfortunately I do believe the market is over saturated, but I don’t feel like for the area we want is facing gentrification yet. We have about 3% could be more if my husband sells his collectibles.

You would have to get a second small loan to cover that. It’s a lot to explain. Better explained by a realtor who specializes. Your situation seems slightly unique. You don’t have to wait. My husband was in 6 years when we used it.

I lived in Covina for 10 years and I currently live in San Dimas now, and unfortunately $450k doesn’t get you much anymore. Maybe in Azusa. You’ll have to plan on doing some remodeling yourself though. Good luck to you guys, it’s not an easy process!

@2sweetie, just thinking about it gives me a tension headache. We are living in a 2 bed 2 bath and paying 1805. Unfortunately rent isn’t controlled out here so every year it’ll increase. Not by a lot, but I feel like it’ll be best to invest in a house.

Do you guys have a sizable down payment? Houses in So Cal are way overpriced right now. They’re also hard to get because of the housing crisis right now. you’ll be competing with buyers with all-cash offers.

It really depends. When I purchased we had a small savings to put up. Maybe 2k. The first house we wanted the VA wouldn’t approve it. They can be strict. I would look into first time home buyer programs in CA.

Short Luteal Phase?

I've just started temping because I believe that the reason I haven't had a BFP yet, after 20 months, is because I believe I may have a Luteal Phase Defect.
