When we moved out into the cabin to start our Homestead we left our house (owned) in town and recently rented it out.

@knockout your extremely with how you word? ed and handle it in my opinion. If they decide there not staying id do random drive bys and checks to make sure. If they moved them in and never said anything their liable to keep them there and just say they left 🙄

I ended up texting them last night asking if the other couple was living there. And I never got a reply. But they showed up today at my cabin and wanted to explain how they’ve been living there this whole time. And how she wanted to talk to me in person about it. Apparently this couple was “homeless” (like just left another roommate, not living on the streets homeless” and they needed a place to stay.

We talked for a bit and ultimately I said I’d have to talk to my husband. Because he has NO IDEA this was going on. So I talked to him over his lunch break and we decided to enter the second family into a contract for an additional $250 a month.

Here’s the text I sent:

@knockout #1 where is this located? 4 bedrooms in Miami are over $2500..a 1 bedroom starts at $1000...My lease states which most I know do as well You as a Tenant that passed the background check CAN NOT SubLease(meaning they can't just bring in whoever they feel to MOVE In IF Not approved on Lease and background check!

Dang ladies when I bought my house it was only 65k and we talked them down to 45k and I only paid $230 a month on payments 🤭 but I live in small town Missouri also

@tinyhumansbitch, hahaha. my fiance kept complaining, because he's from SD and paid like $450 for a two bedroom apartment in a building with underground heated parking and an elevator. I just kept saying "Welcome to NJ!"

@tinyhumansbitch, pssh, our two bedroom 1 bath apartment was $1750 a month. I'd have LOVED to pay $850. That's why we bought...3 bedrooms was $2300+. Like, nope.

@knockout, tell them they can stay so long as you do a background check on the new family, and then triple the rent, at minimum. If they had asked beforehand, maybe just a double of the rent, but to do it sneakily, hoping you wouldn't notice, that's just rude.

I had like 9 people interested in moving in but I chose this family because they had been married 5yrs, have a 12yr old, have held their jobs for 3+ years. And now this happens 🙄🙄

Our lease says they have the right to evict if someone moves in without being approved by the apartment complex. So I'm not exactly sure how it'd work in your case if it wasn't in the lease. I would check into local laws. But dang, that's some cheap rent!! I definitely would raise that. I live in Indiana where rent isn't ridiculously high, but something that big would go for over $900-$1,000 a month.

@knockout yea they living the life more heads in that house means more property damage and maybe drama thats a dream come true with that little bit of rent yea i honestly feel tou need to check that out you only renting to one family if they want tqo familys there then another agreement needs to be made

I would tell them they have to move out or raise the rent to $700.

@tiff.momma.love, it’s a huge house. The yard is on 2 lots. It has 4 bedrooms, 2 bathrooms, a laundry room, kitchen, dining room, indoor gym, a home office, living room, and a fenced in back patio.

Each rules are different for each state. So you can check on . What's your right as a landlord? And it should pull right up.

@tiff.momma.love, that’s kinda what I’m thinking. Like $300 was for ONE family. I was only charging enough to cover my property tax and payments at the end of the year, I didn’t want the pipes to freeze in the winter. Houses just stay better when lived in. But if they wanna have another family then I need to raise the rent
