Mold in basement

We are buying a house and the inspection was today. He found some mold in the basement but said it wasn't bad, and could he cleaned with bleach. He investigated where it could have come from and said there were no foundation issues, he thinks it's just because it's a sunken basement and the washer is down there. Also, the door in the basement needs to be replaced as does the seal around the door, so he thinks that's where the moisture came in from.

They said it was just surface mold and he thinks the moisture came in from the bad seal around the basement door. The basement is completely underground with no windows. It has an door that leads outside, it's a walk up.

It's not a foreclosure but the sellers don't seem willing to make any repairs, but we are going to try for some.

Well we will certainly ask! We got them down quite a bit in their asking so they stated, before the inspection occurred, they weren't willing to fix anything. However, that was before mold was discovered. The only other big issue is one of the AC hints isn't working properly, so we will also ask them to service both units and determine what is wrong with it.

You can request they have a professional mold remediation person look at it, test the air quality and estimate a remediation cost. You can go from there and either take care of it yourself or put it into the buying agreement that they must fix it. We had a similar issue with a house, and after we had the air quality tested discovered that there were harmful levels of penicillin type mold in the air (even though mold was only in the attic). My husband is very allergic to penicillin so we didn't buy the house. It's worth the expense.

We have a in ground basement- no foundation leaks, but it seems to "feel" damp every once in a while. We run a dehumidifier during the wet season. And it help tons.

Surface mold is very easy to take care of. Like the pp said scrub/bleach/repaint.

This would be the sellers responsibility. It's also standard to have a professional inspect the mold. This will help determine cause/future problems for you.

If the seller refuses to treat the mold they should offer the buyer a credit of a predetermined amount that should cover the cost to get it up to safety code.

Some sellers refuse to do repairs but should offer the credit. If they dont, don't continue the escrow. I'm assuming if you've just had the home inspection you've submitted the request for repairs or should be shortly. Regardless if you're paying less I'm assuming the house has not even been appraised yet so don't let them use that as leverage.
