Ahhh I love being a landlord.
Last month my tenant said that heat wasn’t working so I called someone out there, turns out the heat was working fine, but the thermostat was not working. (apparently didn’t realize that the room is getting warm.)
That cost me $175
Now she calls me today and she isn’t going to use the heating system because it’s too high, (so I bought a new thermostats for nothing) so she got propane and a tank and when the company was diffing they hit the water line 😩

They needed to put down a $600 deposit to get gas turned on so they decided to use propane. I told them that was fine.
But this whole thing is starting to be a headache.
It’s a 4 bedroom 1 1/2 bathroom house
And I’m renting it for $300 a month just so someone is living in it and it isn’t sitting empty.

#1 did she ask for permission to install her propane or have someone come to dig your property..i would think the company who hit the water line by accident is responsible besides her too wow..

Yeah regardless I’m not paying for it, but the company straight up admitted to it being their fault. And they said if they fixed it they were going to have to charge them extra. Which makes no sense because they did it.

The propane company admitted to breaking the pipe but they told me to have my tenants fix it themselves or they are charging my tenants extra if they have to fix it
