You actually can go back to your seller and say “hey- you’re house is only worth this, so that’s all I’ll pay- will you come down?” The should because they will find it hard to sell a house that’s not worth what they’re asking. And ps- both realtors suck because they should have identified that up front.

Yes but I am going through USDA therefore the seller has to fix the roof and ac and whatever else that needs fixed she’s already putting in tons of money and it wouldn’t benefit her to sell to me. She is putting in way more money then she has to .

I agree I just bought my house what the seller ask for we was all in until the house got appraisal and it was way cheaper then the seller so they had to give it to me for the appraisal price

@laniejay, ^^^ you’re right girl. I would go back to the seller. You may be better off trying to go through a different realtor if this one isn’t being helpful.

We basically asked if she would take a lower price if she won’t I found another house I like so we will see

@sonya0606, she’ll have to do that anyways or lower her price. No buyer will pay over appraisal and have to do all that work.

Yeah my seller had to fix alot of stuff too roof basement ac breaker and many other stuff they did all the work and I still walk away with a 1500 check

@laniejay, is absolutely right. You will not find a lender that will loan you more money than what the house appraises at. The sellers best bet is to fix the ac and the roof, get a new appraisal and sell it for what it’s worth. You’ll be hard pressed to find someone to buy a home with no ac in the summer anyway.

@sonya0606, have you tried getting pre-approved for an FHA loan?

@lulu85_18, what’s that!? I went for usda because you don’t have to put money down for a down payment.. I don’t have 3,000 for anything for a down payment..

@sonya0606, I’m actually looking into the Federal Housing Administration (FHA) program that Florida offers now. I believe it should be available in your area as well.

Basically, if you’ve never owned a home before, the program requires you to take some inexpensive courses and then you get down payment assistance and guaranteed financing. I believe the down payment assistance is through grants. It may take longer to go through the process, but you may end up with better financing terms and a better deal on a home.
