Anyone that's moved to a new town.
As anyone whose paid attention to my previous posts may know. My fiance and I are planning a move to red deer or surrounding areas for June 1st. I found 1 place in red deer and one in sylvan lake that I like. Both around the 1500 mark. I will release 1st months rent upon being given the keys but how would I go about sending a damage deposit? If we get one of these places we won't be able to make it to red deer with our damage deposit because we will have it 2 days after our visit to see the place. I'm paranoid about someone taking our deposit and running with it and us not getting the place. Do I have the right to request that we get the keys to the place before we give a deposit of how would I do this? Obviously the lease agreement will have to be signed either Tuesday when we visit or by fax. Im very skeptical about money though. And I know my fiance won't want to visit twice in one week. It's a lot of gas.

Maybe ask if you can pay deposit & first month's rent at the same time? That way you get your keys right then and there.

I wouldn't pay a deposit until I had a signed lease. And pay by check.

We're moving five states away and just recently applied at an apartment for June. But we made a trip to see the place before.
We sent in 1/2 the deposit after our application was approved, and will pay the rest with the first months rent upon moving in.
The place we're currently at, we payed all at once. Both places went through a rental company, so I had no concerns with paying before keys were in hand.

These are private renters. My sister says she may know the woman that's renting one of them. But is unsure. I'm going to ask on Tuesday If we can put a portion of it down on Tuesday to hold it and if need be I'll drive the 4 hours alone on the following Friday to pay the rest in person or see if we can do it when keys are in hand.

We have always paid first months rent and the damage deposit when we signed the lease and did the initial walk through. The owners have always handed over the keys at that time. We just wrote out a cheque.

I live in Alberta, we've always paid the 1st months rent, damage deposit, signed the lease and been given the keys at the same time.
Maybe you could give them a small deposit when you see the place to show you're serious about taking it, like $100 or something but explain the rest will be paid when the lease is signed. Any reputable landlord shouldn't expect it before that.

Thanks. I've just assumed that we would give damage deposit and sign the lease before we get the keys. I've only ever signed 2 leases before though.
