New house drama!!

Ok so im supposed to b going to closing on our new house this friday (ill be 38 weeks ?? ) but i just get a call from our realtor saying we need our whole house to have a water filtration system not just the kitchen sink but the bathroom as well and they wont aoprove the loan unless we have that. Im like ok how much is it she goes $3000 on top of having almost $6000 to close ???? like i need a prayer for all this to just go away!! Its like SOOOOOO freakin stressful we saved our tax money but stuff like this is what we didnt expect so its sooo disheartening.

It cost us almost 15k in closing costs after initially being quoted around 11. Things start to randomly add up and it happens fast. Good thing you saved extra cash, it should all be over soon.

Is it for the new house? Can’t the seller come down on the price to cover it? A water softener system is awesome but adds up since you have to maintain it. I hope things work out.

Thanks guys but i have no idea how we are gonna come up with the money we have no furniture or beds So when we were originally quoted 3400 we were happy cuz we know we needed stuff then it doubled and now this! Ugh! Like we barely have enough for closing and now this bullshat abt a water softner is just a bummer and they wont approve the loan without it.

Wait why do you have to pay for a softener system before you even own the house? That sounds fishy. I would speak to my lawyer and mortgage broker about that. Why make repairs on something that isn’t “definitely” yours? If anything needs To be done before the loan and after inspection you should be renegotiating the contract and the seller should either repair or come down on the price to cover it. If not you would be paying for it after you own the house. Speak up! That’s your money and likelihood you have on the line and $3k isn’t free money. Maybe ask the broker to increase your loan to cover house repairs? They can give you a extra side loan for it and you can use that. That would be separate from the home loan. Always ask questions!! Don’t go into something not knowing. You can’t back out of written contracts once you sign.

Is this on the house you're buying or one you're selling? Because it makes no sense that you'd have to make any modifications on a house you don't own.

Depending on the type of loan I don’t think it’s out of the question that something might have to be fixed before hand. It’s just who is responsible for that. Water filtration seems very silly to be linked to a loan. I would be asking lots of questions about this.

I would call your lawyer and mortgage broker to confirm first and then see if the seller might make a concession or help out. I actually needed almost $10,000 for closing costs alone when I bought my house last year.
