my fiancees dad passed about a year ago. his house is now up for sale for only $55000... we have bad credit and no down payment because its last minute but we decided to ATTEMPT getting a loan.. (doubtful but hopeful in the least) do any of you have any advice or suggestions on how to go about it? we current live in East Dubuque, IL and the house is in Galena, IL if that helps.

I believe you have to have at least 3.5% to put down in order to get an FHA loan? I THINK. But I could be wrong.

@shellbell0391, I heard from my SIL that some banks let you pay like an extra $100 a month until you pay 10% and count that as your down payment.

There are first home buyer programs where they help with closing costs, I would look into it.
